Property investment strategy and cash flow planning
Wording to be approved by Spark: Channel Wealth helps Sutherland Shire families work out how property fits their overall plan. Rory D’Agostino looks at borrowing capacity, cash flow, how a purchase affects super and other investments, and ownership structure, so a home upgrade or investment property supports your long-term goals rather than straining them.
Who it’s for
-
You’re thinking about upgrading the family home
-
You’re weighing up an investment property against other investments
-
You want to know what you can comfortably borrow, not just what a bank will lend
-
You already own property and want it to work within a bigger plan
Big decisions, joined up
A home upgrade or an investment property is usually the largest financial decision a family makes. Too often it is made on what the bank will lend, without asking what it does to everything else: the school fees, the super, the plan to step back from work.
We look at the decision in the context of your whole plan, so you go in knowing what is comfortable, what it costs you elsewhere, and what it could do for you over time.
What we look at
- Cash flow. What the repayments, holding costs and any rental income really mean each month.
- Borrowing capacity. What you can comfortably carry, with buffers for rate rises and life changes.
- Structure. Whose name to buy in and how the loans are set up, working with your accountant and broker.
- The alternatives. How the same money might perform in super, shares or paying down debt.
- Your timeline. Where the purchase fits against your other goals.

My wife and I have been working with Rory for a number of years. We were making good money but felt we weren't getting ahead. He has been extremely helpful in helping us set up property investments, understanding our cash flow and putting our money to good use. We have seen a noticeable increase in assets and feel like we are making good progress longer term. Would highly recommend!

FAQs
Common questions
Do you recommend specific properties?
No. We don’t sell or recommend individual properties. Our role is the strategy around a purchase, such as cash flow, borrowing, structure and how it fits your wider plan, so you can make the decision with the full picture.
Should I invest in property or shares?
It depends on your goals, cash flow, tax position and how concentrated you are already. We compare the options for your situation rather than starting from a preference.
Can you help us upgrade our home?
Yes. We model what an upgrade means for your cash flow, your mortgage and your other goals, so you know what is comfortable before you start looking.
